What a small business websiteactually costs, and what changes the number.

Published ranges are wide because they average entirely different purchases. Four things move the number, and you can work out which apply to you before anyone quotes.

The short answer

A professionally built small business website generally lands somewhere between the low four figures and the low five figures. The reason published ranges run from a few hundred dollars to thirty thousand is that they are averaging a template a founder filled in themselves with a custom build including strategy, copy and search work.

Those are not the same product and comparing their prices tells you nothing. What is useful is knowing which one you are buying, and the four things below decide that.

The four things that actually move the price

Everything else is detail around these.

  • How many pages need to genuinely exist A five page site and a twenty page site are different amounts of work whatever the template. For local service businesses the count is usually driven by services and places, whether that is a roofer with repairs, replacements and gutters, or a practice with four distinct treatments: one page per service you want more of, and a page for a town only where there is real reason to have one. This is the largest single factor, and working out your own page count is how to settle it.
  • Whether the content exists yet Words and photographs are the most common reason projects stall and a real cost either way. If you have neither, someone has to write and organize them, and that is work whoever does it. If you have both, the project is shorter and cheaper.
  • Whether anything is decided before the design starts If the business knows what it sells, to whom, and what makes it the obvious choice, the build is execution. If those are open, the project includes deciding them, which is real work with real value and it is not free.
  • Whether search work is included A site built to be found and a site that merely exists cost different amounts, and this is where quotes diverge most invisibly. It is worth asking any quote directly whether it includes anything beyond launching the pages.

A fifth, ongoing rather than upfront: whether anyone maintains the site after launch. Most owners discover this line after they have already spent.

When the cheap end is the right answer

Genuinely, and more often than agencies admit.

A site builder or a very simple one page site is the correct purchase in real situations. If the business is new and still working out what it sells. If nearly all work comes by referral and the site only has to prove you exist and let someone call. If the budget is honestly not there yet, and the alternative is nothing.

What the cheap end does not buy is depth. One page cannot rank for nine services or name six towns, because there is nowhere for that to live. That becomes a limit later, not immediately, and knowing which stage you are at is the whole decision.

What “from” means on a price

And why nobody quotes exactly without looking.

A published “from” figure is the floor for the smallest honest version of that thing. It moves with the four factors above, primarily page count. It is not a bait number, and a quote that comes back materially higher should come with a reason you can check.

Nobody can quote exactly without seeing the current site, because the largest variables are how much exists already and how much of it is usable. What you should expect is a written scope and a written number before anything starts, rather than an hourly rate and optimism.
